Complying Development Certificates Riverina

Certain developments may be eligible for the complying development pathway rather than a traditional Development Application.

A Complying Development Certificate in the Riverina, commonly known as a CDC, combines planning and building approval for eligible developments that satisfy predetermined NSW planning and construction standards.

Depending on the project and property, this pathway may be available for certain new homes, additions, alterations, ancillary structures and other development types.

Construction Certificates Riverina

A Construction Certificate is generally required before building work approved through a Development Application can begin.

Our team can assess the approved plans, specifications and supporting documentation to determine whether the proposed construction work meets the relevant requirements for a Construction Certificate.

This includes reviewing the plans against the development consent and applicable building requirements before determining whether the certificate can be issued.

If you’re looking for assistance with a Construction Certificate in the Riverina, Statewide Certifiers can help you understand what documentation is required and guide you through the certification process.

Swimming Pool Certification and Compliance Riverina

Swimming pools and spas must meet applicable NSW safety and barrier requirements.

Where certification is required, an appropriately registered swimming pool inspector or council can inspect the pool barrier and determine whether the relevant requirements have been satisfied.

Statewide Certifiers can assist with applicable Swimming Pool Certification and Compliance in the Riverina, including guidance around the certification process where relevant to the project.

If you are unsure what applies to your property, speak with our team before arranging your inspection.

How Do I Get a Subdivision Certificate in NSW?

Here’s the short version of the process:

  1. Get Your Development Approval
You’ll need either a DA (Development Application) or a CDC (Complying Development Certificate).

  2. Engage a Surveyor and Engineer
They’ll prepare the subdivision plan and engineering designs.

  3. Apply for a Subdivision Works Certificate (if needed)
We’ll assess your plans and issue this so you can start the work.

  4. Complete the Works
Build everything out, driveways, sewer, stormwater, etc.

  5. Request a Final Subdivision Certificate
Once everything’s finished and inspected, we’ll issue the final cert, which you can use to register the lots with NSW LRS.

Still unsure? The Australian Business Licence and Information Service (ABLIS) also has a useful breakdown of requirements in Byron Shire.

If you’re installing infrastructure as part of your subdivision, this certificate is mandatory. We can assess your plans and issue the certificate quickly to avoid unnecessary delays.

Frequently Asked Questions

A building certifier assesses building and development certification applications against applicable NSW requirements. Depending on their registration and appointment, this can include issuing Construction Certificates or Complying Development Certificates, acting as Principal Certifier, carrying out required inspections and determining applications for Occupation Certificates.

A suitably registered certifier can issue a Construction Certificate where the relevant requirements have been satisfied. A Construction Certificate confirms that the construction plans and specifications are consistent with the development consent and meet applicable building requirements.

A Complying Development Certificate, or CDC, is an approval pathway available for certain developments that meet predetermined NSW planning and building requirements. Whether a property or project qualifies needs to be assessed individually.

If your approved development requires a Principal Certifier, one must be appointed before relevant building work begins. The Principal Certifier oversees required inspections during construction and assesses relevant certification requirements as the project progresses.

The required inspections depend on the type of development and approval. Certain projects require mandatory critical stage inspections at specified stages of construction. Your Principal Certifier can advise you about the inspections relevant to your project.
