Welcome to Statewide Certifiers! These Terms and Conditions govern your use of our services, including Subdivision Certification, Subdivision Works Certificates, Strata & Torrens Subdivision Certificates, and Complying Development Certificates. By accessing or using our services, you agree to comply with and be bound by these terms. If you do not agree with any part of these terms, please refrain from using our services.
Acceptance of Terms
By engaging with Statewide Certifiers, you confirm that you have read, understood, and accepted these Terms and Conditions. These terms apply to all clients, including developers, builders, and property owners, who use our services.
Services Offered
Statewide Certifiers provides the following services:
- Subdivision Certification: Inspections and compliance certifications for subdivision works, including the issuance of completion certificates in nominated local government areas.
- Subdivision Works Certificates: Assessment and issuance of Subdivision Works Certificates (formerly Construction Certificates) to ensure compliance with subdivision development requirements.
- Strata & Torrens Subdivision Certificates: Certification for Strata Subdivision, Community Property Conversion, and Torrens Subdivision under the Strata Development Act.
- Complying Development Certificates (CDC): Issuance of CDC for Strata and Torrens subdivisions under SEPP codes, including multi-dwelling project approvals and low-rise housing certifications.
Our services are subject to local government regulations and availability in designated areas.
Client Responsibilities
As a client, you agree to:
- Provide accurate, complete, and up-to-date information about your project.
- Ensure all works comply with relevant laws, regulations, and standards.
- Notify us of any changes to the project scope or requirements.
- Pay all fees as outlined in your service agreement.
Fees and Payments
- Service fees will be provided upon request and are based on the scope and complexity of the project.
- Payment terms, including deposits and final payments, will be outlined in your service agreement.
- Additional fees may apply for revisions, re-inspections, or changes to the project scope.
- Failure to pay fees may result in delays or suspension of services.
Certification Process
- Application Submission: You must submit all required documentation and details about your project.
- Assessment: Our experts will review your application and conduct necessary inspections to ensure compliance with regulatory standards.
- Certification: Upon successful assessment, we will issue the appropriate certificate(s) for your project.
- Timelines: Processing times vary depending on the complexity of the project and local government requirements. We strive to provide efficient services to avoid delays.
Limitations of Liability
- Statewide Certifiers is not liable for any delays, damages, or losses arising from factors beyond our control, including but not limited to:
- Client-provided inaccurate or incomplete information.
- Changes in local government regulations or requirements.
- Force majeure events (e.g., natural disasters, pandemics).
- Our liability is limited to the fees paid for the specific service in question.
Cancellation and Refunds
- Cancellation requests must be submitted in writing.
- Refunds, if applicable, will be processed based on the stage of the certification process and any costs incurred by Statewide Certifiers.
- No refunds will be provided for completed services or issued certificates.
Intellectual Property
- All documents, certificates, and materials provided by Statewide Certifiers are for the sole use of the client and their project.
- Unauthorised reproduction, distribution, or use of our materials is prohibited.
Disclaimer of Warranties
Our services are provided “as is” and “as available” without any warranties, express or implied. Statewide Certifiers do not guarantee that our services will be uninterrupted, error-free, or meet your specific requirements. We disclaim all warranties, including but not limited to, implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

- Queensland: Governed by the laws of Queensland, Australia, under the Planning Act 2016 and related legislation.
- Other States/Territories: Governed by the respective laws of the state or territory where the services are rendered.
Any disputes arising out of or in connection with these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts of the state or territory in which the services are provided. If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
Amendments
Statewide Certifiers reserves the right to update or modify these Terms and Conditions at any time. Clients will be notified of significant changes, and continued use of our services constitutes acceptance of the updated terms.
